Quick answers

The short version

01

Do I have to know which service I need before I call?

No, and most people do not. Describe what you are seeing and where, and we will tell you which of our services it points to. Picking the wrong one on the phone costs you nothing, because nothing is booked until someone has looked at the structure.

02

Does every termite problem end in a tent?

No. Some infestations are contained enough that a targeted treatment is the honest answer, and we will say so. Which way it goes depends on how far the activity has spread and whether it can be reached. Our treatment comparison walks through that choice in full.

03

How much can be settled over the phone?

Coverage, which service you are likely looking at, what it involves and what happens next can all be handled on the call. The treatment decision itself cannot. That one needs someone at the property, because nobody can responsibly price a structure they have not seen.

Start here

Which service do you actually need?

Find the line that sounds most like your situation. Each one points at a single next step. If two of them sound right, start with the higher one on the list.

What you are seeing

Small pellets, discarded wings, or wood that sounds hollow

What it points to

Classic drywood termite signs, but they tell you there is activity, not how far it has spread. That answer decides everything else, so it comes first.

Start with an inspection

What you are seeing

An inspection already found termites through the structure

What it points to

When activity is widespread or sitting where nothing can reach it, whole-structure fumigation is the treatment that finishes it in one pass.

Termite fumigation

What you are seeing

Activity in one small area you can point at

What it points to

A contained, reachable infestation does not always earn a tent, and treating it locally is often the honest call.

Local termite treatment

What you are seeing

Bites, spotting on bedding, or bugs turning up in more than one room

What it points to

A bed bug problem that has moved beyond a single room or keeps coming back after other treatments is a whole-structure job.

Bed bug fumigation

What you are seeing

A sale, refinance or lender needs a termite report or a clearance

What it points to

The transaction needs a WDO report and, where findings exist, a Section 1 clearance on file before it can close.

WDO and Section 1

What you are seeing

You have a quote in hand and are weighing treatment methods

What it points to

The choice between tenting, heat and localized treatment turns on a handful of specific factors, and it is worth understanding before you sign anything.

Compare the methods

What you are seeing

You genuinely do not know what this is

What it points to

This is the most common answer people give us, and it is a fine place to start. An inspection is how the question gets settled.

Still not sure after reading that?

Call or text 657-608-2488 and describe what you are looking at. We will point you at the right service in a couple of minutes, including telling you when the answer is that you do not need us yet.

Everything we do

Our services

Five services, and a one-line test for each. Follow the link for the detail; there is no point repeating it here.
01

Termite Fumigation

Whole-structure tenting that treats an entire building at once, including the framing and voids no other method can reach.

Choose this if
Drywood termites are widespread, hidden, or have come back after a lighter treatment.

02

Bed Bug Fumigation

The same whole-structure approach applied to bed bugs, treating every room and every piece of furniture in one pass.

Choose this if
Bed bugs are in multiple rooms, a whole building, or keep returning after room-by-room treatment.

03

Termite Inspection

A licensed inspection that identifies what you have and how far it has spread, which is what every other decision depends on.

Choose this if
You have seen signs but nobody has confirmed what they are or how bad it is.

04

WDO Report / Section 1

The written wood-destroying organism report and Section 1 clearance a sale, refinance or lender needs on file.

Choose this if
A transaction is in motion and someone has asked you for a termite report or a clearance.

05

Local Termite Treatment

Targeted treatment of a specific area rather than the whole building, for infestations that are genuinely contained.

Choose this if
An inspection confirmed the activity is limited to one accessible spot.

Not on this list?

If what you are dealing with is not one of the five above, tell us anyway and we will point you somewhere useful even when that is not us.

Choose this if
None of the cards match what you are actually looking at.

Still deciding between treatments?

Already decided and wondering what happens next?

How to prepare, what treatment day looks like, and exactly when a structure can be re-entered. Everything about the process lives there, not here.

True of every job

What you get whichever service you need

These do not change based on which service you book, how big the property is, or which part of the county it sits in.
01

Registered for the work we do

Registered with the California Structural Pest Control Board under PR8476 for fumigation and PR9321 for inspection and treatment. Two separate registrations because they are two separate branches of work, and we hold both.

02

Second generation, 30+ years

A family company now in its second generation, working Orange County properties for more than thirty years. The person who quotes your job is accountable for it long after the invoice is paid.

03

2-year retreatment warranty on fumigation

All of our fumigation work, termite and bed bug alike, carries a flat 2-year retreatment warranty. It does not cover inspection, and it does not cover localized or spot treatment. The scope is written into your quote.

04

A written quote you can compare

Estimates are free and the number you are given is the number in writing, with the scope of the work stated on it. Nothing is booked off a phone call, and nothing gets added later without your say-so.

05

Clearance-gated re-entry on fumigation

Where a structure is fumigated, everyone and every pet leaves, and nobody goes back in until clearance is posted. Not by the clock, not by the smell, not because the crew has packed up. The process page covers the rest.

06

A straight answer about scope

If the job is smaller than you feared, you will be told. If it is bigger, you will be told that too, with the reason. We would rather lose a tent job than sell you one you did not need.

It does not cover inspection, and it does not cover localized or spot treatment, because those are different jobs with different limits. Questions

Fumigation services FAQ

Scope and routing questions, answered plainly.

It depends on what you are seeing and whether anyone has confirmed it yet. If you have signs but no diagnosis, an inspection is the starting point. If a diagnosis already exists, the extent of the activity decides whether the answer is whole-structure fumigation or a localized treatment. If a transaction is driving this, the report and clearance come first. The triage block near the top of this page walks each of those to a single next step.

Yes. Both are treated by whole-structure fumigation when the problem has spread far enough to need it, and both are covered by the same 2-year retreatment warranty on the fumigation work. They are separate pages because the signs, the preparation and the decision to tent are different for each. See termite fumigation or bed bug fumigation.

Both, and they are two separate registrations for exactly that reason: PR8476 covers our fumigation work and PR9321 covers inspection and treatment. In practice it means one company from the first look to the finished job, and nobody handing you off halfway through. What it does not mean is that an inspection is a sales call. Details are on the inspection page.

For any treatment, yes. Nobody can responsibly quote a fumigation on a structure they have not looked at, and the inspection is what establishes whether tenting is warranted at all. If a sale is driving the timeline, that same visit is usually what produces the report the transaction needs, so it is not an extra step. Start at termite inspection.

Then your path is different from a homeowner’s and the deadline is the thing that shapes it. What the lender or the buyer has asked for determines which document you need and in what order, and that sequencing is handled on our real estate and escrow page. If someone has specifically asked you for a Section 1 clearance, go straight to WDO and Section 1.

No, and it is worth being clear about where the line sits. The flat 2-year retreatment warranty covers all of our fumigation work, termite and bed bug alike. It does not cover inspection, and it does not cover localized or spot treatment. Whichever service you book, the scope that applies to your job is written into your quote before you agree to anything. Full terms are on the warranty page.
