The first things sellers and agents ask
What is a WDO report?
A wood-destroying organism report is a licensed inspector’s written findings on termites and other wood-destroying pests in a property, along with any related damage. It is the document escrow and lenders look at during a sale.
Does a report mean I have to tent the house?
Not always. The report tells us how widespread the activity is. Some findings clear with a localized treatment or a wood repair, and only widespread drywood activity calls for whole-structure fumigation. We tell you honestly which your home needs.
Can you meet my closing date?
We schedule the inspection quickly and work the treatment and certification around your escrow timeline. Tell us your closing date up front and we build the plan backward from it.
WDO reports and Section 1 clearance, explained
A wood-destroying organism report, usually shortened to WDO report, is a licensed inspector’s written record of termites and other wood-destroying pests found in a property, along with the damage and the conditions that invite them. In a home sale it is one of the documents a buyer, lender, and escrow rely on, so getting it right and clearing what it finds is often what stands between a property and a clean close.
The findings in a report are sorted into two groups. Section 1 covers active infestation, active infection, and the damage already caused by wood-destroying organisms. Section 2 covers conditions that could lead to a problem later but have not caused active damage yet. Which items must be resolved before closing, and which are simply noted, depends on the purchase contract and the lender, not on us. Our job is to clear the ones that need clearing and document it.
Clearing a Section 1 finding means resolving it and then certifying that it is resolved. Depending on what the report shows, that can mean whole-structure fumigation for widespread drywood termites, a localized treatment for a contained problem, or repair of the specific wood the organisms damaged. When the work is done, we issue the certification that documents the property is clear, which is what escrow needs to move forward.
Our rule: we clear what the report actually calls for, nothing added on. An honest inspection comes first, and if a finding does not need whole-structure fumigation, we say so.

The inspect-to-clear cycle in an escrow
Inspection ordered
During a sale the buyer, seller, agent, or lender orders a WDO inspection of the property.
Report issued
A licensed inspector documents the findings and sorts them into Section 1 and Section 2.
Section 1 cleared
The findings the contract or lender needs resolved are treated or repaired, depending on what the report shows.
Certification issued
Once the work is complete, we issue the clearance certification that documents Section 1 is resolved.
Sale moves to close
Escrow receives the paperwork it needs and the transaction can continue toward closing.
Section 1 vs. Section 2 findings
Section 1: usually cleared to close
Active problems and existing damage.
- Active drywood or subterranean termite infestation
- Active fungus or dry rot infection in the wood
- Damage wood-destroying organisms have already caused
- Findings a lender or purchase contract commonly requires resolved before funding
These are the findings we most often treat, repair, and certify so a sale can move forward.
Section 2: conditions to watch
Not yet a problem, but worth noting.
- Conditions that could invite pests later, such as excess moisture
- Wood-to-earth contact and similar risk factors
- Items often noted as recommendations rather than requirements
Whether a Section 2 item needs action depends on your contract and lender. We flag what matters and let you decide.
How we clear a Section 1 finding
Inspect & report
We inspect the property, document wood-destroying organisms and damage, and produce the WDO report with Section 1 and Section 2 findings.
Plan the clearance
We map each Section 1 finding to the right fix, whether that is fumigation, a localized treatment, or repair of damaged wood, and give you a written estimate.
Treat & repair
We carry out the treatment and repair the report calls for. When widespread drywood termites require it, whole-structure fumigation is handled by our own crew.
Certify & clear
Once the work is verified complete, we issue the clearance certification escrow, lenders, and buyers need. Your closing can move forward.
Wood repair, as part of clearing the finding
Clearing Section 1 is not always about treating a pest. When a report documents wood that termites or other wood-destroying organisms have damaged, that damaged wood often has to be repaired before the finding can be cleared and certified. We handle the repair of the wood-destroying-organism damage identified in the report, so the treatment and the repair are resolved together and the clearance can be issued.
To be clear about scope: this is repair of the findings in the WDO report, not general remodeling or contracting. If your property needs work beyond the wood-destroying-organism damage the report identifies, we will tell you plainly and point you toward the right trade rather than stretch outside what we do.

Straight answers to what Orange County sellers, buyers, and agents ask most. If your question is specific to your property or transaction, call or text 657-608-2488 and we will walk you through it.
What is the difference between Section 1 and Section 2 findings?
Section 1 covers active problems and existing damage, such as an active termite infestation, active fungus or dry rot, and wood that wood-destroying organisms have already damaged. Section 2 covers conditions that could lead to a problem later, such as excess moisture or wood-to-earth contact, but that have not caused active damage yet. Section 1 items are the ones most often required to be cleared before a sale closes, while Section 2 items are frequently noted as recommendations.
Do Section 1 findings have to be cleared before a home sale closes?
Often, yes, but whether a specific item must be resolved is set by the purchase contract and the lender, not by us. Many lenders and contracts require Section 1 findings to be cleared and certified before funding. We clear and document the findings so that when your contract or lender requires it, the paperwork is ready for escrow.
Does clearing Section 1 always require tenting the whole house?
No. The report tells us how widespread the activity is. A contained problem may clear with a localized treatment or a wood repair, and only widespread drywood termite activity typically calls for whole-structure fumigation. We recommend fumigation when the property needs it and say so plainly when it does not. If tenting is required, how it works is covered on our termite fumigation page.
Do you repair the wood damage the report identifies?
Yes. When a WDO report documents wood that termites or other wood-destroying organisms have damaged, that damage often has to be repaired before the finding can be cleared. We handle the repair of the wood-destroying-organism damage identified in the report. This is repair of the report’s findings, not general remodeling or contracting, and we will point you to the right trade for anything beyond that scope.
How does WDO clearance fit into an escrow timeline?
We schedule the inspection quickly and build the treatment, repair, and certification around your closing date. Tell us the date up front and we plan backward from it. The clearance certification is issued once the work is verified complete, which is the document escrow and the lender need to keep the transaction moving toward close.
Who orders and who pays for the WDO report and clearance?
It varies by transaction. Sometimes the seller orders and pays, sometimes the buyer does, and often it is negotiated in the purchase contract. We work with whoever is coordinating the deal, whether that is the seller, buyer, agent, or escrow officer, and give a written estimate up front so the cost is clear before any work begins.
Do you provide the documentation lenders and escrow need?
Yes. We produce the WDO report and, once the Section 1 findings are resolved, issue the clearance certification that documents the property is clear. That is the paperwork buyers, sellers, lenders, and escrow rely on to move a transaction toward closing.
What areas do you serve?
We serve homes and buildings throughout Orange County, including Santa Ana, Anaheim, Irvine, Huntington Beach, Yorba Linda, Garden Grove, Fountain Valley, Tustin, Orange, and Brea. We are a mobile company and come to you, so we do not operate a walk-in location.
