The first things agents and escrow ask
Can you hit our closing date?
That is the whole point of this page. Tell us the closing date up front and we schedule the inspection quickly and plan the treatment and certification backward from it, so paperwork is ready when escrow needs it.
Is it one company from inspection to clearance?
Yes. The same company inspects, issues the WDO report, performs any fumigation, and signs off the clearance. You are not chasing a separate inspector, tenting crew, and certifier across a deadline.
What documentation does escrow get?
The WDO report and, once findings are resolved, the clearance certification that documents the property is clear. That is the paperwork buyers, lenders, and escrow rely on to keep a transaction moving toward close.
A termite finding should not be the thing that stalls your close
When a wood-destroying organism report turns up active termites or damage during a sale, the transaction can slow to the pace of whoever is handling the pests. If the inspection, the tenting, and the sign-off are three different vendors, every handoff is a place the timeline can slip, and the agent and escrow officer are the ones left explaining the delay.
This page exists because the transaction buyer needs something different from a homeowner. You are not shopping for a treatment. You are managing a deadline, a lender, a contract, and a client, and you need the termite side handled by one company that understands all four. We inspect, report, treat, and certify under one roof, so there is a single point of accountability from the first call to the clearance.
The mechanics of each step live on their own pages so this one stays focused on your workflow. What a WDO report contains and how a Section 1 finding is cleared is covered in full on our WDO report and Section 1 clearance page. How whole-structure tenting actually works, including preparation and re-entry, is covered on our termite fumigation page. Here, we focus on how it all fits your transaction.
Our rule: we clear what the report actually calls for and we plan it around your close, nothing padded and no surprises for your client.

The inspect-to-clear cycle in a transaction
Inspection ordered
During the sale the buyer, seller, agent, or lender orders a WDO inspection of the property. Tell us the closing date now.
Report issued
A licensed inspector documents the findings and sorts them into Section 1 and Section 2. What those mean lives on our WDO page.
Findings cleared
The items the contract or lender needs resolved are treated or repaired, based on what the report shows, on your schedule.
Certification issued
Once the work is verified complete, we issue the clearance certification that documents the findings are resolved.
Sale moves to close
Escrow receives the paperwork it needs and the transaction can continue toward closing without a termite holdup.
Inspect, report, tent, clear
Inspect
We inspect the property and confirm what is actually there, so the transaction starts from facts, not assumptions.
WDO report
We produce the wood-destroying organism report with Section 1 and Section 2 findings. What those labels mean and how clearance works is covered in full on the WDO page.
Tent (if needed)
When widespread drywood termites call for it, our own crew performs whole-structure fumigation. How tenting works, including prep and re-entry, lives on the fumigation page.
Clear
Once the work is verified complete, we issue the clearance certification escrow and the lender need, and your close can move forward.
Clearance from every seat at the table
A termite finding touches everyone in a deal. Here is what we handle for each role.
Real estate agents
You need the termite side handled so it never becomes the reason a deal slips. We plan around your closing date, keep you and your client informed, and hand you clean paperwork. Use us once and you stop worrying about the pest contingency.
Escrow officers
You need the clearance documentation in the file, correct and on time. We coordinate directly with your office, work to your dates, and deliver the WDO report and certification in the form escrow and the lender expect.
Buyers
You want the report understood and the findings genuinely resolved before you fund. We explain what the report says in plain terms and clear what actually needs clearing, so you close with confidence rather than open questions.
Sellers
You need findings cleared and certified so your listing can close on schedule. We inspect quickly, handle the treatment the report calls for, and issue the certification, so a termite line item does not hold up your sale.
Built around your closing date
Planned backward from close
We ask for your closing date first and schedule the inspection, treatment, and certification to land inside it. The deadline drives the plan, not the other way around.
One point of contact
Because the same company inspects, treats, and certifies, there is one number to call for a status update. No triangulating between an inspector, a tenting crew, and a certifier.
Clean, complete paperwork
The report and clearance certification arrive in the form escrow and lenders expect, so the file is not held up by a document that needs to be redone.
The paperwork your transaction needs
A deal moves on documents. The termite side produces two that matter to escrow and the lender, and we make sure both are complete and delivered in the form your file expects.
- The wood-destroying organism (WDO) report, documenting findings and damage
- The clearance certification, issued once Section 1 findings are resolved
- A written estimate up front, so cost is clear before any work begins
- Delivery coordinated with your agent or escrow officer, on your timeline
What each of these documents contains, and how a Section 1 finding gets cleared and certified, is explained in full on our WDO report page. We keep this page focused on getting them into your file on time.

The two pages that back this one up
The report and the clearance
What a WDO report contains, the difference between Section 1 and Section 2 findings, how each is cleared and certified, and how repair of documented damage fits in. All of it lives on the WDO page, not here.
When clearance means tenting
If widespread drywood termites mean the property needs whole-structure fumigation, the tenting itself, including preparation and re-entry, is covered in full on our termite fumigation page. We do not repeat it here.

Real estate & escrow clearance FAQ
Straight answers to what Orange County agents, escrow officers, buyers, and sellers ask most. If your question is specific to your transaction, call or text 657-608-2488 and we will walk you through it.
How early in a transaction should we bring you in?
As early as you can. The sooner we know a sale is in motion and what the closing date is, the more room we have to schedule the inspection, handle any treatment, and issue the certification comfortably inside your timeline. If you are already close to a deadline, still call us. We plan the work backward from the date you give us.
Can you coordinate directly with the escrow officer or listing agent?
Yes. We work directly with whoever is running the deal. Tell us who to keep in the loop and how they want the report and certification delivered, and we coordinate around your file rather than making you relay messages between vendors.
What happens if the WDO report comes back with Section 1 findings?
Section 1 covers active problems and existing damage, and those are the findings most often required to be cleared before a sale closes. We map each one to the right fix and clear it. What Section 1 and Section 2 mean in detail, and how each is cleared and certified, is explained in full on our WDO report and Section 1 clearance page.
If clearance needs whole-structure fumigation, will that blow the closing timeline?
Not if we know the date. When the report calls for tenting, our own crew handles it, and we schedule it to fit your close rather than adding a separate vendor and a separate delay. How the tenting itself works, including preparation and re-entry, is covered on our termite fumigation page.
Who can order the work, the agent, escrow, buyer, or seller?
Any of them. Sometimes the seller orders and pays, sometimes the buyer does, and often it is negotiated in the purchase contract. We work with whoever is coordinating the transaction and give a written estimate up front so the cost is clear before any work begins.
Do you provide the clearance documentation the lender and escrow need?
Yes. We produce the WDO report and, once the findings are resolved, issue the clearance certification that documents the property is clear. That is the paperwork buyers, sellers, lenders, and escrow rely on to move a transaction toward closing, delivered in the form your file expects.
Can you handle several properties or a portfolio for our brokerage?
Yes. We work with agents and offices that send us transactions regularly, as well as property managers with multiple units. Tell us what is coming and we will set up a way of working that fits how your team operates. For multi-unit buildings specifically, our property management page has more.
What areas do you serve?
We serve homes and buildings throughout Orange County, including Santa Ana, Anaheim, Irvine, Huntington Beach, Yorba Linda, Garden Grove, Fountain Valley, Tustin, Orange, and Brea. We are a mobile company and come to you, so we do not operate a walk-in location.
Have a transaction that needs termite clearance?
Tell us the property and your closing date, and we will schedule an inspection, usually within one business day.
